I received a survey at the closing when I purchased/refinanced my home. Can I use it to put up a fence, do my landscaping, build a garage, plan an addition?
- Only if the survey is a valid boundary survey. If it is a mortgage location survey as required by a lending institution DO NOT use it for any other purpose.

My lender is telling me I need flood insurance on my property. How do they determine this?
- The United States government has prepared flood insurance maps that lending institutions use to determine if your property is located in a flood plain and therefore needs flood insurance.

Is it possible to challenge the lending institution's decision regarding my need for flood insurance?
- Yes, sometimes the people who read the flood insurance maps do not have enough information to make an accurate determination. A professional surveyor or professional engineer can perform a flood elevation survey to obtain more accurate information which will prove you do not need flood insurance.

I know there's a 10 foot easement running along my rear property line. What does this mean? Do I still own the land?
- Yes, you still own the property but someone has obtained a right to use the property for a specific reason, for example a sewer or waterline may be located in it. You need to contact your county's records office to find out the reason for this easement.

What should you consider before hiring a surveyor?
- There are several things.
- Is he or she licensed and registered in the state in which you want the survey.
- Does he or she have professional liability insurance?
- Can he or she give you references from persons for whom they have performed surveys in the past?

How much will a survey cost?
- An estimate will be based on the difficulty and the estimated time required to: recover the necessary evidence; research any recorded documents; obtain field measurements; and make boundary determinations from the availability and proximity of the discovered evidence. The cost estimate will be based on an hourly rate, experience with similar jobs, and knowledge of the area. On occasion the actual cost can not be determined until the survey is complete.
